Hi there 

I’m using a hub of 264Mbps now

one of my flat mate having the most far away from the hub is saying the wifi is not working well. Should I get an extender or change the faster hub? Which is reasonable and effective?

Do not change to a different Hub and do not increase the speed of your internet service. Neither will improve WIreless Coverage.  

Have a look at a Wireless Repeater or consider using a network cable and a Wireless Access Point.

Placement is everything, this goes midway between the VM Hub and your mate's room.

Not in the mate's room - that would be school boy error #1 with Wi-Fi repeaters !
