I am getting 800mpbs D/L and 97mbit up on my 1 gig package.
Hub has been rebooted multiple times, Unifi Cloud Gate rebooted.
Hub is in modem only mode.
Any other suggestions? Or do I need to ring to get an engineer booked?

Max I get with a hub5 in modem mode to a UniFi UDM Pro using the 2.5Gb port is 1152/105. This is from a daily test at 04:30 from the UniFi Network Application running on the UDM Pro. The VM hub5 is connected to the UDM via an SPF+ to RJ45 module that can run at 1/2.5/10G. If you are using a 1G port the maximum will be about 940.
