The last few weeks my wifi has started to really underperform and lag and I am having to reboot the router every morning in order to be able to work at home. This was fine until a few weeks ago and nothing has changed in the house. I have the issues no matter where i am in the house even if im sat next to the router. Do I need a new router?

I'd suggest fully reboot the computer using : Shut down or sign out >>> Restart

The computer is fully shut down but the wifi lags are with any device not just the computer

I very carefully did not mention using Shutdown.
Windows 8.x and later Shutdown does not perform a Cold Boot which is needed to reset computers Uptime to zero.

As it’s a work device I can’t run those tests however it’s not just the computer I have issues with it’s any device in the house

12.4ms of Latency at the Hub is lower than most VM connections,
there is just a little more latency at the device but that is the normal price paid for using Wi-Fi.
Just for comparison one eye blink takes about 130ms.

Sorry to hear you're experiencing latency issues via your wireless connections, we appreciate you raising this via the forums.
From checking the connection and equipment, all of the levels and spec's are exactly where we'd expect them to see them. A speed test to the Hub shows an average download speed of 274Mbps and upload speed of 26Mbps. The latency shows as 11.89ms with zero packet loss reported. All in all, a very good looking connection with no visible issues on our side.
