Horrible Latency/Packet Bursting

We have the Gig 1 package yet online gaming is impossible even whilst on ethernet. Games are either stuttering or laggy. Call Of Duty is unplayable online with the game informing us of consistent packet burst. Football games just stutter.

I'd just like to see if there's anything wrong?

This issue has persisted for a while we moved to the hub in modem mode connected to a Unifi Dream Machine Pro with a UniFi U6-Long Range access point but to no avail.

The Downstream power levels are above the preferred range of -7 to +7 dBmV
and even exceed the +10 dBmV maximum on about half of the 3.0 Downstream channels.

What kind of Ping times do you see using  https://interprefy.speedtestcustom.com/  test to a local server.

We see it now.   10ms of latency is low for a VM Connection, ours is 15 to 17 ms on the same test.
