I have just received a new hub 3 for my recently purchased property. The cat5 CABLES already wired through flat to the office in garden are not registering on the hub (light indicators not on), but the cat6 cable supplied with the new hub does register and work. The cat5 CABLES are connected to the office in the garden so these are the cables I need to use. I have phoned VM 3 times today and they keep saying there is nothing wrong with the hub and the Cat5 cables should work.
his is extremely frustrating. Is anyone able to provide further advice please?

I suggest you purchase a cheap switch, like the below, to use between the HUB 3 and the cat5 cables:

The switch is more likely to negotiate down to 10/100 speeds.

get new cables and if that don't work a new 3rd party router with 1Gb ports put hub in modem mode

Firstly are the Cat5 or Cat5e cables? It makes a lot of difference. Are you sure these cables are "point to point" cables and not terminated somewhere else in the property. You can get very cheap cable testers on Amazon, best to test them out before you spend more money.
