PC lags when xbox is streaming

My PC is wireless and has no issues watching netflix/other streaming and gaming at the same on the PC.

But when the xbox is on in the front room watching itvx/bbciplayer etc i get serious lag spikes.

The xbox is wired and the pc lag is significant, i drop the xbox to wireless and the lagging is less frequent.

Guess the hub router mode is not good at multitasking look to put it in modem mode and get a better router with 1Gb ports

But if go to modem mode i cannot then use wireless devices?

As a test, connect the PC to the Hub with a Cat 6 ethernet cable.  Does the problem go away?
