Not advertised speeds

Over the last two weeks I haven't been getting the download speeds as advertised, but I am getting the correct upload speeds.

I am on a 350Mbps package and getting between 10-40 mbps download. I have tried various different speed test sites, including speedtest.net 

I have tried rebooting the router, doing a factory reset, a wired test and wireless with the same results. At random times of the day it seems to go back to its advertised speeds very briefly. Is this due to peak times? I am informed I should be getting at least 150mbps if that was the case. Just to side note, I have made sure all connections are tight from the router and to my outside wall where the data comes into the property. 

Is the router at fault here or is there a general issue in the area?

Can you set up a Broadband Quality Monitor (BQM) at thinkbroadband.com - this will give you an insight into what is happening with the signal at the other side of the Hub, it will take a few hours to get any kind of trend showing although you can post the link straight away.

Post a link to your BQM on here.

Instructions for posting BQM Link

Under your BQM graph are two links in red.

Click the lower link (Share Live Graph) then click generate.

Copy the text in the Direct Link box, beware, there may be more text than you can see.

On here click the Link icon (2 links chain to the left of the camera icon)

 In the URL box paste the link you copied and then click OK - you can post the link straight away.

Your modem is repeatedly losing network lock. Unless there is a known network fault a tech could be sent round to carry out some checks and if necessary do a hub swap.
