350, but only getting 20 to 100

I've only worried about this since starting to work from home I have started to track my speed which varies from 20mps up to a max of 100mps. I have a Hub 2, is the reason for the lack of speed? I've done all the recomended checks of resetting, checking cables, etc...

wireless, wired was as low as 15mps earlier this week

We did have an issue in the area that was resolved late Thursday evening 18th 

Has this happened since then at all

If so let me know so I can look at this in a bit more detail

The best speed i have got today was 100 mps on my phone, so still nowhere near what I'm paying for
