Maybe someone had same issue to me I have Hub 3 with draytek vigor 2862n and when I am connected to Hub 3 in modem via cat 6 from laptop directly I have 250 mbps as per contract. 

When I am connecting draytek vigor 2862n to Hub 3 in modem and then using lan from draytek vigor 2862n I have as well 250 mbps but then when I am conneting via wifi speed that I am getting is barely 80 mbps anyone can help me with the setting or know solution to this issue ?

What connection speed does your device show in the router settings or on the device itself?

My phone is showing 72 mbps for this wifi.

It appears to be connecting to the 2.4Ghz band, which is slower than 5Ghz, but greater distance.

Hi guys in the end it was silly my as this model of the router only has 2.4 Ghz wifi. Thank you for all your answers as those allowed me to find the correct answer to my question.
