Kay that clarifies.

So basically yes you are in catch 22. You cant transfer the contract, because the new property is not ready. You cant cancel without incurring EDF's.

Given your position the two best options are likely

Cancel and try to negotiate any EDF's down- they MAY be amenable if you negotiate hard enough or can come to some arrangement about getting services installed as soon as they go live at the new property.

Find another reason to leave- poor service, poor speeds, overutilisation, price rise (its around the time of year for another one) etc...
