Hey folks,
I want to set up a mesh network, have a 3rd party router I want to use, but when I log in to the Hub 3.0 admin (http://192.168.0.1) the option to switch the hub to modem mode is not visible. Any ideas?

Are you based in the UK or Ireland?
If you are based in Ireland you'll need to speak to them to set it up for you. https://www.virginmedia.ie/contact/
If you are based in the UK a reboot of the hub should allow you to see that option

Also if in Ireland ask to put back to IPv4 if you are a gamer as the IPv6 solution with Liberty Global in Ireland is no good for gaming.
