You say you had the Hub3 in modem mode, but later you say modem mode is not an option for you. I don’t understand these contradictory statements. If a hub is in modem mode, you must have a router attached to it or just ONE network device. No other way works. Please clarify. I have a large amount of UniFi network equipment, well over £2000 worth, and have a lot of experience with it. Currently installing a U7 Pro access point.
On the hub 3 I turned off the wireless and had it in router or modem mode (cant remember what it was called).Then using one of the Ethernet ports I had my network link connected to a Unifi Switch which then powered 3 Unifi AP's. I also used one of the other ports on the switch to provide a connection for another switch. This all worked fine.
Now with the Hub 5 if I do the same and put it in to modem mode, plug my 2 network cables into the Ethernet ports exactly how I did with the hub 3 neither of them work in the same way. Thats why modem mode isnt an option.

Right, then you never had your Hub3 in modem mode, because in modem mode you can only use one Ethernet port. With a hub3 in modem mode the LED will be magenta, in router mode it’s white. On a Hub5 in modem mode the LED will be green, don’t know about router mode never used it. Hub5 in modem also only one port will be active and you should use port 4, the 2.5G one. Are the switches intelligent ones that get an IP address? This could perhaps be causing a problem. If they are UniFi ones I believe their default address is 192.168.1.20 and you may have two with the same address.
